At M&R Roofing & Repairs, LLC, we stand behind the workmanship of qualifying full roof replacement projects completed by our company.

Roofing warranty protection generally falls into two categories:

M&R Roofing Workmanship Warranty – Covers qualifying defects in workmanship performed by M&R Roofing.

Manufacturer Warranty – Covers qualifying defects in roofing products and materials according to the manufacturer’s warranty terms.

Qualifying full roof replacement projects completed by M&R Roofing & Repairs, LLC include a 6-Year Workmanship Warranty, unless otherwise stated in the customer’s signed agreement.

If a defect in workmanship related to work completed by M&R Roofing occurs during the applicable six-year warranty period, M&R Roofing will repair the covered condition at no charge to the customer, provided the condition falls within the original project’s scope of work and the applicable warranty terms.

The workmanship warranty applies only to portions of the project that were fully replaced or installed by M&R Roofing & Repairs, LLC.

Our workmanship warranty applies to qualifying defects resulting directly from installation work performed by M&R Roofing within the original contracted scope of work.

Examples may include installation-related issues involving:

• Shingle installation
• Underlayment installed by M&R Roofing
• Flashing installed as part of the contracted project
• Ridge ventilation installed by M&R Roofing
• Other roofing components specifically included in the original contracted scope of work

All warranty coverage is determined after evaluation of the reported condition.

The M&R Roofing workmanship warranty does not cover conditions unrelated to defective workmanship, including but not limited to:

• Normal wear and tear
• Hail damage
• Wind or storm damage
• Sun or weather-related deterioration
• Ice damming or damage caused by ice dams
• Extreme weather
• Acts of God
• Intentional or accidental damage caused by another person
• Damage caused by another contractor or third party
• Alterations, penetrations, repairs, or modifications performed after M&R Roofing’s work
• Existing building or structural conditions
• Areas outside the original contracted scope of work
• Manufacturer or material defects
• Normal maintenance items
• Normal deterioration of sealants, caulking, coatings, or similar exposed products

Certain exposed roofing materials, including sealants and caulking, may naturally deteriorate more quickly than the primary roofing system and should be periodically inspected and maintained. Normal deterioration of these products does not, by itself, constitute defective workmanship

M&R Roofing does not warranty leaks, damage, or other conditions caused by ice damming.

Ice damming can result from snow accumulation, freeze/thaw cycles, attic temperatures, insulation, ventilation, building configuration, and weather conditions.

Damage caused by ice damming is not considered a workmanship defect unless M&R Roofing determines that a specific condition resulted directly from defective workmanship performed by our company.

Proper attic ventilation requires adequate intake and exhaust ventilation.

Where soffit or other intake ventilation is required, the property owner is responsible for maintaining adequate intake ventilation and ensuring existing soffit or intake vents are not blocked or obstructed unless correction of those conditions was specifically included in M&R Roofing’s contracted scope of work.

Conditions resulting from inadequate or obstructed ventilation are not automatically considered workmanship defects.

M&R Roofing’s 6-Year Workmanship Warranty is separate from any manufacturer warranty provided for roofing materials.

Defects in shingles, underlayments, ventilation products, accessories, or other manufactured roofing products are subject to the applicable manufacturer’s warranty.

Depending on the roofing system selected, qualifying CertainTeed roofing projects may include standard CertainTeed warranty protection or enhanced CertainTeed SureStart PLUS protection.

CertainTeed’s 3-STAR SureStart PLUS warranty, when applicable, may provide extended protection against qualifying manufacturing defects, including specified material, labor, tear-off, and disposal coverage.

Manufacturer warranty coverage is governed by the manufacturer’s applicable terms, eligibility requirements, registration requirements, exclusions, and limitations.

The M&R Roofing 6-Year Workmanship Warranty applies to qualifying full replacement work.

It does not automatically apply to stand-alone repairs, maintenance work, existing roofing components, or work previously performed by another contractor.

Performing work in one area of an existing roofing system does not make M&R Roofing responsible for unrelated portions of the roof or building.

M&R Roofing is not responsible for damage or conditions caused by another contractor, homeowner, property manager, utility provider, HVAC technician, chimney contractor, satellite installer, solar installer, gutter contractor, or other third party.

Alteration, removal, lifting, penetration, modification, or repair of roofing components installed by M&R Roofing by another person or contractor may affect warranty coverage for the area involved.

Customers are encouraged to contact M&R Roofing before allowing another contractor to modify an area covered by the M&R Roofing workmanship warranty.

If you believe you may have a workmanship-related warranty issue, please contact M&R Roofing & Repairs and provide:

• Your name
• Property address
• Approximate project completion date
• A description of the concern
• When the issue was first noticed
• Photographs of the affected area, when available

Providing clear photographs may allow us to review the concern before scheduling an inspection.

An inspection or service visit does not automatically mean that a reported condition is covered under warranty.

M&R Roofing may inspect the reported condition to determine whether it is related to:

• Covered workmanship
• A manufacturer or material defect
• Normal deterioration or maintenance
• Storm or weather damage
• Ice damming
• Ventilation
• Third-party work
• Another building component
• A condition outside the original contracted scope of work

If a warranty-related service visit is requested and the condition is determined not to be covered by the M&R Roofing workmanship warranty, a $150 service-call charge may apply in accordance with the customer’s signed agreement.

If the condition is determined to be covered by the workmanship warranty, qualifying repairs will be completed at no charge in accordance with the applicable warranty terms.

From time to time, M&R Roofing & Repairs may voluntarily perform minor maintenance, sealing, adjustments, or other corrective work as a one-time customer service accommodation, even when the condition has not been determined to be covered under warranty.

Any complimentary or courtesy work:

• Does not constitute an admission of defective workmanship
• Does not constitute acceptance of responsibility for the condition or resulting damage
• Does not constitute an admission of liability
• Does not establish that the condition is covered under warranty
• Does not extend or modify the original warranty
• Is limited to the specific condition addressed
• Does not create an ongoing obligation to repair, maintain, replace, or warranty that area or any other portion of the property
